Marble Arch Place

A landmark scheme as prestigious as its location.

Few buildings in the West End were as unworthy of their location as Marble Arch Tower – the anonymous and increasingly dilapidated 1960s office block that loomed unloved over the meeting point of Oxford Street, Mayfair and Hyde Park.

Acquiring the building in 2012, we have replaced it with the remarkable Marble Arch Place – designed by renowned architect Rafael Viñoly to offer the finest blend of residential, office, retail and leisure space in London.

Marble Arch Place is not one building but two. Extending eighteen storeys above ground and an extraordinary five below is 6 Marble Arch, which offers over 12,500 sq ft of self-contained office space on its first floor, with a further 58,000 sq ft of retail and leisure space either at ground level or below. Reaching all the way up to the top of the building – and accessed via a dedicated entrance – is The Bryanston. Home to 54 exquisite apartments with panoramic views over Hyde Park, it has transformed Marble Arch into one of the most desirable places to live in London.

You’ve got a once-in-a-generation opportunity to get it right – so we’ve set it up to be a building that lasts and, for me, the ambition is that it’s still a gateway scheme in 200 years time. Mike Hussey, Chief Executive

Curving artfully around the corner onto Oxford Street is 5 Marble Arch, which provides 83,000 sq ft of best-in-class office space arranged across seven floors, with three outdoor terraces and spectacular views over Hyde Park. Our belief in the prestige and allure of the Marble Arch address was vindicated when we succeeded in pre-letting all seven floors of the building to private equity firm Bridgepoint.

Marble Arch has acted as an entry point to the heart of London since Roman times, but in recent decades it had lost this sense of presence. Our vision was to transform it into a place that not only re-establishes the majesty of its location – but makes a lasting contribution of its own. It was this ambition that drove our decision to construct two buildings rather than one, increasing the amount of retail and leisure frontage at street-level, creating a new public realm between the two buildings, and opening up an attractive gateway to the bustling community of The Portman Estate.

From the earliest planning stages of our work on Marble Arch Place, we made a point of harnessing the expertise of our sales team to ensure that we were creating residences ideally suited to the lifestyles of the global elite. The same ambition drove our appointment of Rafael Viñoly Architects and interior designers Millier London to the project – the former a truly A-list signing; the latter a coveted new star whose agenda-setting classic international style was perfect for the intended rarefied status of The Bryanston.

Experience has taught us that delivering success on any major development is all about the planning. This led us to assemble a large and exceptionally experienced team with the capability not only to meet these initial challenges but to handle the almost unprecedented complexity that we knew would come with a high-profile mixed-use development of this size and location.
