Our decision to acquire the Lyons Place site for £10m in 2013 both anticipated and accelerated Westminster City Council’s £1.2-billion housing-focused redevelopment of the surrounding area. All 76 apartments and townhouses, 47 of which are affordable homes, have been sold since the last of them hit the market in mid-2020.
Lyons Place was designed to offer a standard of living that does full justice to the underappreciated excellence of this Zone-1 location. Bordering the desirable London villages of Little Venice, Maida Vale and St John’s Wood, it lies within a 12-minute walk of five tube stations as well as Hyde Park, Regent’s Park and Lord’s Cricket Ground. Intent on creating homes that capture this sense of vibrancy and community, we chose to work with world-renowned architectural practice Farrells, which allowed us to tap into the passion for the area felt by long-term local resident Sir Terry Farrell.
Delivering on Westminster City Council’s commitment to a ‘City for All’, Lyons Place comprises 47 affordable homes; 22 one-or-two bedroom apartments; 2 duplex three-bedroom penthouse apartments; and 5 three-or-four-bedroom townhouses. All of them are blessed with a generous outdoor balcony or terrace as well as access to a beautifully landscaped private garden. Townhouses of any kind are a rarity in this part of London, and those at Lyons Place are rarer still thanks to their large integrated roof terraces and contemporary resident-driven design, which sees the reception rooms bathed in natural light on the top floor, while the bedrooms are located on the two floors below.
