A boutique best-in-class exemplar of affordable modern city living.
Our decision to acquire the Lyons Place site for £10m in 2013 both anticipated and accelerated Westminster City Council’s £1.2-billion housing-focused redevelopment of the surrounding area. All but one of Lyons Place’s 76 apartments and townhouses, 47 of which are affordable homes, have been sold since the last of them hit the market in mid-2020.lyonsplace.co.uk
Lyons Place was designed to offer a standard of living that does full justice to the underappreciated excellence of this Zone-1 location. Bordering the desirable London villages of Little Venice, Maida Vale and St John’s Wood, it lies within a 12-minute walk of five tube stations as well as Hyde Park, Regent’s Park and Lord’s Cricket Ground. Intent on creating homes that capture this sense of vibrancy and community, we chose to work with world-renowned architectural practice Farrells, which allowed us to tap into the passion for the area felt by long-term local resident Sir Terry Farrell.
Delivering on Westminster City Council’s commitment to a ‘City for All’, Lyons Place comprises 47 affordable homes; 22 one-or-two bedroom apartments; 2 duplex three-bedroom penthouse apartments; and 5 three-or-four-bedroom townhouses. All of them are blessed with a generous outdoor balcony or terrace as well as access to a beautifully landscaped private garden. Townhouses of any kind are a rarity in this part of London, and those at Lyons Place are rarer still thanks to their large integrated roof terraces and contemporary resident-driven design, which sees the reception rooms bathed in natural light on the top floor, while the bedrooms are located on the two floors below.
Other developers treat affordable housing as secondary but we had a brief from our Executive Team to set a new bar. Westminster City Council describes Lyons Place as the benchmark for affordable housing in the borough.Chris Ruffle, Project Director
The sales success at Lyons Place is testament to the care taken by our development team to meet the requirements of the market. Our work on the project was also notable for the speed and efficiency with which the team managed the construction process, which allowed us to defy industry trends to complete this best-in-class development in line with the promised schedule.
Some days you would just think, I can’t believe that happened – but we were quick to make decisions. Assess it, agree the way forward and get on with it.Brooke Collins, Development Manager
Lyons Place is a colourful addition to Edgware Road and our design contextualises the history of the area and provides much needed private and affordable housing for residents. As local architects, we were able to draw on our deep-rooted knowledge of the area and deliver a scheme that works for the local community and provides an exceptional place to live.Peter Barbalov, Partner – Farrells
